BEFORE and AFTER Photos

Our mission is to find distressed, foreclosed and "as is" homes that have been neglected for one of many reasons. It could be that the owners got behind on their taxes, they need to liquidate their assets, are relocating or job loss.

We take these houses off the owners hands so they can use the funds however is best for them. We then convert these homes from neglect to WOW for the new home owners or renters.

If the timing for us isn't ideal to focus on renovating, we tap into our well funded investor network to find a suitable buyer who is just as interested as we are in improving the community and creating happiness for the next family as it once did for the previous owners.

From Foreclosure to Modern in Germantown, Ohio

This two-family property in Germantown, OH was purchased as an investment property. As you can see from the BEFORE photos, it had been neglected for years and, unfortunately, went through foreclosure.

As qualified real estate investors, we bought this property through a First Look program. The First Look program allows investors like ourselves the ability to buy properties before they hit the market. We were the largest buyers from this program!

Our commitment to renovating homes purchased through First Look was to improve the property while adding value to the community.


When we purchased it we could see the potential as a large, single-family home. We knew it would be a challenge modernizing it since it was clearly divided into separate units with two of everything, including side-by-side staircases, small and awkward kitchens as well as oddly shaped bathrooms.

A lot of walls came down and a ton of support went up! Using the existing space to create a functional, modern home, took some creative thinking and designing. What was once a 4 bedroom, 2 full bath and a toilet closet property, became a spacious 5 bedroom (including 2 main bedrooms with en suites), 3 full baths plus 1 half bath home.

Those who saw the transformation of the property before and after were totally blown away. And most importantly, the buyers loved it!

The property has increased approximately 16% in value since we sold it in 2021.

Shambles to Better Than New in Beavercreek, Ohio

This Beavercreek, Ohio home was left in shambles. The owners were going through a divorce and sold the house via a short sale, leaving behind a lot of items they did not want when they left. The house was very segmented, with rooms closed off from one another and very outdated.

We went with an open-concept design, vaulted ceilings and a complete overhaul of everything old and replacing it with new.

It had an existing boiler system which we updated to a high-efficient, forced air HVAC system which meant all new duct work and no protruding registers from the walls.

We added a 2nd main bedroom en suite to the lower-level walkout as well as added a kitchenette so as to allow the lower level to function as a mother-n-law suite or young adult space.

Our mission when we purchase these homes is to give home buyers options and make the best use of all space available.

Buyers and their agents were absolutely floored with the design. We heard comments such as "better than new construction", "absolutely love the kitchen", "the finishes are amazing" and "love the modern feel - has a wonderful curb appeal"

Maze of Walls to Open Concept in West Carrollton, Ohio

We bought this West Carrollton, Ohio home via auction. The long-time owner lived in the home alone for years. Everything was quite dated and a lot of walls were segregating the living spaces.

We opened up the living space and created a very open concept living room, kitchen, dining area and family room.

Can lighting was installed throughout the space which really brightened the interior during the day and night. Chandeliers were added to the dining and family room areas. We created a space to add an electric fireplace which was installed flanked with brand new shelving added to both sides. Electric fireplaces add a touch of elegance to a newly updated space.

Both full bathrooms received complete floor to ceiling, wall-to-wall updates. The full bath for the main bedroom had two doorways so we closed off the one entering from the laundry room. This allowed us to use the entire wall to install a full sized tub/shower with new surround which resulted in a more private and tranquil bathroom for the main bedroom.

The hallway full bath was expanded to include space previously occupied by the hall closet. We made this decision because we felt that the larger bathroom with double sinks would have more appeal, more value and be better received by potential buyers - especially in a 4 bedroom house.

All in all, this renovation was a huge success. It appraised for our asking price and we met some great neighbors during the process. 

Neglected to WOW in Beavercreek, Ohio

This home had been lived in for many years by an older couple who sadly neglected it. We knew it had termite damage, but didn't know the extent until we opened it up, tearing down dry wall and tearing out the floors.

A lot of reframing had to be done to the floor joists and exterior walls. The team worked within the confines of a crawl space, which we also encapsulated and water-proofed.

The interior design was done with an open concept as the main element. We vaulted the ceilings, added can lighting, and new everything from the kitchen, floor to ceiling fireplace, expanded the main bedroom bathroom from a half bath (2 piece) to a full bath with stand up shower.

When we renovate a home, we always consider the outdoor space as well. We want the new home owners to walk in and make it their own without having to worry about anything.

Our design extends into the landscaping as well. We install decks, add plants and flowers, walkways, lighting and add all the finishing touches to our renovations.

Curb appeal is critical and the first showing we had on this home is proof. The morning after listing this home for sale, the buyers took it off the market at full asking price.

The Right Choice Investment team transformed this home from neglected and structurally sabotaged to "Wow", structurally sound and a modern home that the buyers could fall in love with.

Renovate to Rental in Dayton, Ohio (Northridge)

This home in the Northridge suburb of Dayton, Ohio was purchased "right", renovated and rented - all very quickly.

Our vision for this property when we purchased it was to be a rental. So, we renovated it as we would any other home but with budget friendly finishes. It possesses the same type of modern, open feel that we incorporate in all of our other renovations but designed for the traffic of occupants that it is designed for. 

We also wanted to attract people in various circumstances. In order for it to perform to its full potential, we transformed it from a 2 bedroom to a 3 bedroom and updated everything: new roof, new HVAC, new plumbing, new kitchen and bath, new luxury vinyl plank (LVP) flooring, new garage door and more.

We rented it quickly and these residents lived in the home for 5 years.

We purchased the home through the First Look Program. It went through foreclosure and needed a lot of work! The folks that were part of this program saw the before and after. Absolutely impressed with the work we did!

From Best Kept Secret to A Quick Sell in Kettering, Ohio

We bought this home in Kettering, Ohio because of the area. It's close to popular shops, great restaurants, music venues and within a great school district.

We knew this property would sell quickly - and it did! The location combined with our upscale renovation is why the 2nd buyer who walked through the house offered above asking price and bought it!

What made this renovation unique is we added splashes of color in the living room by using wall paper on the backs of the built in shelving and fireplace wall. The fireplace was given an update by installing a remote-controlled electrical fireplace.

A lot of our homes are family homes so we make sure the electric fireplaces are safe for children (and for the parents, we eliminate the messy cleanup of a wood-burning fireplace. The added ambiance with the built-in flexibility to change lighting colors and light intensity also contributed to this home's character.

Some of the highlights of this renovation were: converting the screened in back porch to additional living space, redoing the entire basement with new drywall, and improving the function and appearance of the kitchen.

After our careful attention to detail and function of the space, the renovated house functioned better, looked better and was the envy of the neighbors, who absolutely loved the transformation.
